Construction

Surrey Oak Barns own skilled craftsmen assemble the barns which means you are assured of the highest level of quality and co-ordination that comes from years of experience in both Project Management and Construction, and by craftsmen who delight in working with oak.

The assembly team and equipment employed varies greatly depending on the scale of a project. Typically a simple oak framed garage, summer room or workshop can be erected complete with pitched rafters ready to receive roof tiling on a completed foundation in 5 days. More complex structures such as housing, large agricultural barns and extensions to existing properties can take up to 3 weeks.

The following is a typical specification for a simple oak barn. This is provided for guidance only since none of our barns are standard.

Oak Frame

The frame will be traditionally and individually constructed for you typically from 150 mm x 150 mm (ex 6” x 6”) superior quality milled green ‘unseasoned’ oak at our mill in the heart of the New Forest. It will feature hand-made mortise and tenon joints, secured with kiln dried oak pegs.

Other oak features include 150 x 75 sole plates to suit a solid wall, cladding starters and finishers, bargeboards and window and door reveal boards.

Cladding & Internal Studwork

All cladding and internal studwork is pressure treated with clear preservative ‘Aqua Vacsol’, a biodegradable insecticide and fungicide, which also ensures a natural finish. The frame will be clad in our heavy-duty, ex 200 mm x 47 mm (8” x 2”), cut 34 mm to 10 mm featheredge external softwood cladding. The frame will also feature softwood studwork at close 450 mm (18”) centres to ensure rigid construction. Unseasoned oak or douglas fir cladding is also available.

Roof Timbers

All roof timbers are pressure treated Aqua Vacsol. We construct the roof using 150 mm x 47 mm (6” x 2”) softwood rafters on all buildings. All ridge timbers are 200 mm x 47 mm (8” x 2”) to support your chosen roofing finish. These rafters are fitted at close 400 mm (16”) centres. Unseasoned oak rafters are also available.

Doors & Windows

All barn doors are heavy-duty softwood, framed, ledged and braced, 56 mm (2 ¼”) thick, supplied stained oak and fitted with galvanized door furniture including hasp and staple fixing. Single and French doors have five lever mortise locks and brass / aluminium furniture. Windows and glazed doors are supplied in stained oak softwood and feature energy saving double-glazing to Low E standard, toughened in all French doors and floor to eaves glazed panels. Ironmongery is gold coloured with butt hinges, stays and at least one lockable handle to side hung casements.

Upper Floor

Upper floors are mounted on pressure treated softwood joists supported off tie beams by timber hangers (not galvanised joist hangers). Flooring is generally moisture resistant 18 mm chipboard.
